Having viewed numerous properties, you have finally agreed on one that suits you all. What happens next???
We will ask that you pay a reservation fee to show that you are all committed to signing a tenancy agreement. By paying this you will enable Student Holmes.net to remove the property from the market and begin to arrange securing your tenancy via the online contract signing.
Upon you letting us know that you would like to reserve this property, we will send you a document called the HOLDING DEPOSIT via email.
The holding deposit document will have all details of the tenancy that has been discussed so far with your agent:
- The amount that you will need to pay to reserve the property
- The rental period
- The monthly rent amount and rent payment date
- The security deposit amount
- Whether any bills are included in the monthly rent
- Full details of when these payments will be requested from you
- Any special conditions agreed by the landlord for this tenancy

What needs to be done and what deadlines are in place for your application etc.
Please note that reservation of any of our properties is on a first come first served basis, and that the property will not be taken off the market until the full reservation amount has been received. For this reason, we would advise that you act ASAP when you receive the holding deposit, and follow the instructions given.
To get the best result during this process we would advise the following:
- After letting your agent know that you would like to reserve the property, check your emails regularly for the holding deposit
- Read the document carefully and only pay if you agree to the terms given. Any negotiations should take place and be agreed to by the landlord before the reservation is paid, and also be listed within the holding deposit document.
- Only reserve the property if you are all in agreement and are committed to signing the tenancy agreement. If anyone drops out or holds back on completing the application form by the deadline due to doubts, you could forfeit any amount paid.
- Make the payment as a matter of urgency to avoid disappointment, preferably in one lump sum and using the exact reference we give to you.
If you make a payment to reserve a property but are not the first to pay the reservation full fee, we would refund you any amount paid to us by you as reservation at this stage.
Important milestones you must reach to secure your tenancy for 2026/2027
After you have paid your reservation there will follow a series of timed events that must be met to secure your tenancy via online signing. Please note that by missing any of the deadlines below, you could lose the reservation and your reservation fee. The reservation fee is non-refundable in this circumstance.
Reservation

First come first served basis. No actual deadline, but any delay could mean that the property will be taken by another group!

Application Forms
|
To be completed by all group members within 4 days of the reservation being paid. Ideally, we would need all application forms and guarantor agreements completed within this time. If you feel that you will be unable to meet this deadline with the guarantor agreements, please let us know urgently.

Payments Requested
|
Any payments requested from you by your contracts advisor will need to be made as instructed before your contract signing can take place.

LContract Signing
|
The online signing will take place within approximately 10 days of the reservation being paid, subject to the availability of your contract’s advisor.

Any Missing Documents
|
Should anything be missing and special dispensation made for you to hand your guarantor documents later than the 10 days we have mentioned, this would be added to your contract. These documents should be handed to us within 10 days of the contract signing

We will walk you through each stage after we have received your reservation fee, following your confirmation email if you have successfully reserved the property.
