Here at Student Holmes we are always striving to help students find quality and affordable accommodation in close proximity to their universities. We currently have a large portfolio of contemporary properties available for students looking for accommodation within a short walking distance to the University of Reading & Henley Business School.

As graduates ourselves we know all the struggles students tend to face when looking for and moving into new accommodation, with this in mind we endeavour to make the whole process simple and smooth for both students and landlords. While including detailed photos of properties we are as descriptive as possible so that students can see what the property is like before going for a viewing, saving time and energy.

Landlords look for good tenants, students hope for good landlords; hence we only deal with accredited or reputable landlords. All properties have been thoroughly inspected and comply with all safety legislations including all safety certificates.

Parents/Guardians Role As Guarantors

What is a guarantor?

  • A Guarantor is necessary to secure a student home. The guarantor agrees to the same terms of the tenancy and takes responsibility for any payments that the students can not pay.

When a Landlord is placing a property on the market, a very important step is to ensure that the tenant will have a proven track record of paying their bills. This is usually proven by checking the credit score of the individual who wants to rent out the property. With students, this is difficult to do as they will most likely not be in full-time employment. Therefore, a landlord must request a UK guarantor who is in full time employment and will be able to give the Landlord the reassurance that he/she needs.

All guarantors must have a consistence form of income via a job or proof of investment, pension or other means of income. They must also be in the possession of UK identification which is within it's expiry date. If they do not hold a UK passport, they must provide a form of proof of UK residency.

Once a future tenant has their guarantor in mind, and you complete your application and place the guarantors email in within the form they will be notified to complete their application via our online system.
